Cost is Driven by Design
Design and functionality don't necessarily correlate to square footage. A good design can actually save money when you can reduce the home's size by removing unnecessary areas like long hallways. Grand entryways and rooflines don't add to a home's square footage, so these homes cost more per square foot. Tall, tiered or vaulted ceilings don't add to square footage but do increase the cost per square foot compared to standard, flat 8 foot ceilings. Every corner in a home's foundation costs more, so simple rectangular foundations reduce square footage costs. Home plans costs also factor in. Pre-drawn plans might cost $0.50 per square foot whereas custom-drawn plans range from $2-10 or more per square foot.
